What information will I be expected to provide?

  • Valid Energy Performance Certificate
  • Valid Gas Safety Certificate
  • Valid Electrical Installation Condition Report
  • Building insurance
  • Proof of ownership
  • Proof of working smoke alarms and CO2 detectors
  • Proof that the property is in a good habitable condition that conforms to the standards set by the housing health and safety ratings system

If you are an agent acting on behalf of a landlord, you will also need to provide authorisation from the registered owner of the property.

Frequently asked questions

Does the council provide a tenancy management service?

The tenancy is an agreement between the landlord and the tenant. Management responsibilities therefore remain with the landlord, but our experienced lettings officers can provide you with certain advice and support where required.

What level of rent will I be able to achieve?

Our lettings negotiators are able to produce tailored financial packages to suits your needs.

What length of tenancy must I grant?

The tenancy must be for a fixed term of between 12 and 24 months, with no break clause. This can be renewed after the initial term.

When managing a tenancy you should:

  • carry out regular inspections.
  • keep a clear and up to date rent schedule throughout the tenancy.
  • ensure that compliance certificates are kept up to date for the entire duration of the tenancy.
  • carry out repairs in a timely manner.
  • maintain any appliances or furniture that you supply.
